Old and new properties
New dried oak lintel fitting, old one had excessive woodworm decay.
Damp penetration prevention
Clients budget did not allow for removal of wall surface, clean and tanking so use of a solid dense membrane glued to the wall combined with air gap, Celotex insulation and foil backed gyproc provided a warm wall surface and prevented moisture issues.
Roof leak and decoration renovation
Bitumen felt flat roof leak left the walls and ceiling rotten. Stripped back and treated timbers, new floorboards, re insulated and boarded the ceiling. Plaster, coving and paint surfaces. last of all cut in the vinyl flooring ready for furniture.
Damp penetration is not just from the ground up, windows, loose bricks, failed wall ties (excess mortar left on during initial build allows moisture ingress) and some wall insulation treatments all are possible causes.
EMERGENCY LEAK or STORM DAMAGREPAIRS
Cold weather, strong winds and rain can cause damage fast and you need to react quickly to limit the damage, some insurers will only pay for the original damage and not the consequential losses from knock on damage or effects. Fast securing of damage will limit your outlay overall.
Handyman & maintenance
This room had little ventilation, a large wall section with no damp prevention, black spot mold on walls, skirting and furniture. The walls were sealed with damp membrane, leveled, battened, insulated and lined. New plaster & paint. Minor electrical relocation's and plumbing alterations for the radiators. All bled and boiler tested, additional vents fitted to windows before signing off by the client.
Masonry for house and garden, block walls or brick for extensions. Pointing up old mortar.
Lintel replacement & pointing
Old window filleting damaged or fallen out leading to leaks, failed lintel or cracks above and around windows etc. New window openings.
Render & plaster
Internal plaster and external render work
Studwork and plaster
Partition walling and studwork to divide up rooms or extension works, replace old damaged surfaces or easy way to renovate poor plaster and rendered walls.
Most people have had one of these happen at some time, a hole in the plasterboard, these can be patched and plastered hiding all evidence rather than replacement of the panel.
Damp ingress can be from cold surfaces, lack of ventilation, failed damp course, leaks from the roof structure or guttering plus more, ask us for free advice on your worries.
Damp & leak repairs
Damp penetrated from a flat above and through an old vent. The render had turned to dust under the multiple layers of plaster from numerous repairs. The source of the leak was identified and the damage removed then repaired.
Mortar, cement, brick and block cracks if just filled will no doubt come back soon enough leaving crack lines through your freshly painted wall. Use of modern epoxy resin filler injection systems form a chemical bond often stronger than the cement substrate itself. These are more difficult to use than polyester resins but polyester is not a structural remedy and only to be used on cosmetic cracks.
Free damp testing & advice
If you have concerns over damp ingress then call us for free advice and a test if you wish. Often advice is better given after an onsite inspection as the root cause can be from a range of sources.
Old air bricks block up and have large openings allowing small vermin through, installation of stainless mesh air bricks prevent even small bugs but allow sufficient air flow for ventilation. Retro fitted air bricks provide condensation relief for rooms.
Wall crack stitching is a technique of mechanically creating a structural remedy for masonry cracks. Briefly described.. a horizontal cut is made widely across the mortar line, a special formulated compound is inserted. a reinforced steel bar in pressed into the compound and then pointed up with compound just shallow of the surface. Once dry the repair can be pointed with mortar or render to hide the repair.
